Ocean County, NJ Metal Roofing for Salt Air and Shore Storms
Salt comes first in Ocean County, NJ metal roofing: on Long Beach Island, the Barnegat Peninsula and the bayfront, the panel warranty’s salt-water terms decide the metal before anything else. Farther inland, in Toms River, Lakewood, Jackson and the pinelands towns, the focus shifts to rain, wind and the gutters, siding and windows that go with a new roof.

The county in numbers
How fast is Ocean County growing?
Faster than any other county we serve. Census estimates show about 5.7 percent growth from 2020 to 2025, which means new houses going up while older ones near the bay and the beaches keep needing roofs, siding and gutters.
| Ocean County | Figure |
|---|---|
| County seat | Toms River, the seat since the county was formed in 1850 |
| Population | 637,229 at the 2020 Census; about 673,746 by July 1, 2025 |
| Housing units | 299,268 (2025 estimate) |
| Building permits | 2,831 in 2025 |
| Owner-occupied homes | 80.7 percent |
| Energy code zone | 4A |
| ENERGY STAR window zone | North-Central: U-factor 0.25 or lower |
Housing ranges from bungalows and capes on lagoon streets to raised homes on the islands and newer subdivisions inland. Most of them are owner-occupied, and a written estimate that names the metal, finish and warranty terms makes the choices easier to compare.
Islands and the bay
Which metal holds up on Long Beach Island and the Barnegat Bay shore?
The one whose warranty still applies at your address, and on a barrier island that often rules out Galvalume steel.
Sheffield Metals reports that Galvalume warranties typically stop 1,500 feet from coastline with breaking surf, 800 feet from a large bay and 400 feet from marsh. On a narrow island, one house can sit inside the ocean limit and the bay limit at the same time. Marsh edges along the mainland side of Barnegat Bay carry their own tier.
The Metal Sales Galvalume warranty, for example, excludes areas within 1,500 feet of salt water, marine atmospheres or salt spray (Metal Sales). When a house falls inside lines like these, Galvalume is off the table for us, and the decision narrows to aluminum standing seam or steel with a finish rated for the coast.
Read the salt-water clause before the color chart, because it decides whether coverage exists at all at a shore address. Our own workmanship terms appear on the warranty page. For more on salt and wind, see the Jersey Shore metal roof guide.

Storm history
What happened in Ocean County during Superstorm Sandy?
The storm came ashore near Brigantine, just south of the county, on the evening of October 29, 2012. Near Mantoloking, Sandy opened two new inlets across the barrier island. Surf City logged an 89 mph gust, the strongest the Mount Holly forecast office recorded in its area, the National Weather Service reports.
Sandy also shaped today’s permit rules. DCA advisory board minutes from 2013 describe roofing and siding permit requirements being suspended after the storm, and New Jersey later wrote that relief into the code as ordinary maintenance (NJ DCA).
Coastal storms remain the main test. The State Climatologist says nor’easters come most often from October through April, and damage can be severe when one arrives at high tide. On a new roof that puts the weight on staying attached, so we follow the panel maker’s clip spacing and trim details exactly at the rakes, eaves and ridges.
Snow still falls here, and ice can build at a cold eave on any house with a warm attic, so an eave membrane stays in our Ocean County roof spec.
Rain and drainage
What gutters handle a Toms River downpour?
Six-inch seamless gutters with large downspouts suit many Ocean County houses, because short bursts of rain here can be intense.
For Toms River, NOAA Atlas 14 puts the rain rate of a 5-minute burst in a 10-year storm near 6.7 inches per hour, and a full hour of that storm near 2.1 inches per hour. A 5-minute burst in a 100-year storm comes in near 8.8 (NOAA). Those values describe rare storms, not typical rain.
Downspouts carry the load. One widely used rule gives each 100 square feet of roof one square inch of downspout opening. By that rule, a 2×3 handles roughly 600 square feet of roof and a 3×4 roughly 1,200 (University of Illinois). Amerimax’s installation instructions rate 3×4 downspouts at 434 gallons per minute, against 186 for 2×3.
A seamless gutter is roll-formed from flat coil and cut to fit each run, which leaves a straight section without joints; corners, outlets and end caps are still joined and sealed. We slope each run toward its downspout, about 1/4 inch per 10 feet in Amerimax’s instructions. See seamless gutters, gutter guards and all gutter services.
Walls and windows
Which siding and windows suit an Ocean County shore house?
Choose siding whose warranty covers salt air, and windows that meet ENERGY STAR’s North-Central criteria.
Quality Edge’s TruCedar steel siding warranty, for one, does not cover homes within 1,500 feet of salt water or salt spray (Quality Edge). Near the water, we weigh vinyl siding and fiber cement against any steel product’s coastal terms. Farther inland, steel siding is back on the list, and our siding overview compares all three.
Under those North-Central rules, the U-factor tops out at 0.25 and the solar heat gain coefficient at 0.40. Browse our window replacement options.
Salt and wind wear on painted wood trim. Aluminum trim coil can wrap fascia and window casings, and CertainTeed says its painted coil will not rot or rust; see soffit and fascia.

Before work starts
What permits and approvals apply in Ocean County?
A detached house usually needs no permit for re-roofing or re-siding; attached homes and condos generally do.
The basis is N.J.A.C. 5:23-2.7, whose ordinary-maintenance list includes replacing the roof covering of a detached one- or two-family home and replacing siding on any one- or two-family home. Polypropylene siding and structural work fall outside it. Any permit you do need is issued by your town’s construction office.
Communities with a homeowners’ association may set their own rules on colors and materials. Get the association’s approval in writing before the contract start date so the schedule holds.

Shore questions
Ocean County roof and siding questions
Can I put a Galvalume roof on a Long Beach Island house?
Often not with warranty coverage. Sheffield Metals lists typical Galvalume exclusions within 1,500 feet of breaking surf and 800 feet of a large bay, and a narrow island can put a house inside both. We check the specific warranty and price aluminum or a coastal-rated finish when needed.
Why do most detached Ocean County homes need no permit for re-roofing?
New Jersey puts a new roof covering on a detached one- or two-family house on its ordinary-maintenance list. DCA minutes from 2013 trace that relief to the permit suspension after Superstorm Sandy, which the code later made permanent.
How big should downspouts be on an Ocean County house?
A common rule of thumb pairs each square inch of downspout opening with 100 square feet of roof; by that measure a 3×4-inch downspout covers about 1,200 square feet. Large roofs and heavy downpours call for more or larger downspouts, which we size from your measurements.
Does my homeowners’ association get a say in a metal roof?
If your community has an association, its rules can cover roof color and material, and state code does not override them. Get written approval before the start date; we can provide product data and color samples for the request.
Will a metal roof be loud during a nor’easter?
Usually not much louder than other roofs. The Metal Roofing Alliance says metal installed over solid decking with insulation sounds little different from other materials in rain or hail. It is not silent, and we will not claim it is.
