National ranges
How much does a metal roof cost?
National cost guides put standing seam at about $9 to $16 per square foot installed and metal shingles at about $6 to $14. Asphalt shingles run about $3 to $6. These are national figures, not New Jersey prices.
| Roof type | National installed range | Source and date |
|---|---|---|
| Standing seam metal | $9-$16 per sq ft installed, roughly $13,500-$40,000 for an average house | HomeGuide 2026 guide, Nov. 21, 2025 |
| Standing seam metal | About $19,000 on average; most pay $9,400 to $32,600 | HomeAdvisor, updated June 19, 2026 |
| Metal shingles | $6 to $14 per sq ft (HomeGuide); $7 to $22 (HomeAdvisor) | HomeGuide Nov. 21, 2025; HomeAdvisor June 19, 2026 |
| Asphalt shingles | $3 to $6 per sq ft; most projects $5,700 to $16,000 | HomeGuide 2026 guide, Nov. 7, 2025 |

Why are the ranges so wide? Each guide blends many regions, roof shapes and metals. HomeAdvisor’s full span for standing seam, $4 to $30 per square foot, covers everything from basic steel to premium metals.

Price drivers
What moves the price of a metal roof?
Roof size sets the base, and complexity adds to it. Pitch, layers to remove, valleys, chimneys, skylights, metal gauge and paint finish move the number most.
Roof size, measured in squares
Roofers price by the square, which is 100 square feet of roof surface. Roof area is larger than floor area. In HomeGuide’s roof replacement guide, a 2,000-square-foot single-story house has about 2,235 square feet of roof at a 6:12 pitch.
Pitch
Steeper roofs take more time, staging and safety gear. Very low slopes narrow the panel choices, because every profile has a minimum pitch. Sheffield Metals, for example, rates its snap-lock panels to 2/12.
Layers to remove
Tear-off adds labor, dumpsters and disposal. HomeGuide lists tear-off for metal jobs at $1 to $3 per square foot and asphalt removal at $100 to $300 per square. New Jersey requires a full tear-off when a roof already has two or more layers (N.J.A.C. 5:23-6.4(e)7).
Valleys, chimneys and skylights
Every valley, wall, chimney and skylight needs flashing bent to fit and extra cutting at the panel ends. A plain gable roof costs less per square than one broken up by dormers.

Gauge and metal
Thicker 24-gauge steel uses more metal than 26-gauge and usually costs more. Near the shore, the metal itself can change: Metal Sales says its Galvalume warranty does not apply within 1,500 feet of salt water (Metal Sales warranty). A different metal or finish changes the price.
Paint finish
MBCI calls its SMP finish its most economical choice and its 70 percent PVDF finish its premium option for color retention (MBCI). Sheffield Metals adds that PVDF chalk and fade coverage typically runs 10 to 30 years, depending on color. Our warranty page explains how finish warranties work.
Seam type and accessories
Mechanical seams need an extra seaming pass on the roof, so they usually cost more than snap-lock. Snow guards, ridge vents and new gutters each add a line to the estimate.
Deck repairs
Rotted or soft sheathing has to be replaced before new roofing goes on. HomeGuide’s national repair guide puts roof deck repair at $200 to $500 per 100 square feet.
Worked example
What would a typical roof cost at national rates?
Take HomeGuide’s own example house, with about 2,235 square feet of roof. At national rates, standing seam works out to roughly $20,100 to $35,800. This is arithmetic on published national figures, not a quote.
| Option | National rate used | Math | Result, rounded |
|---|---|---|---|
| Standing seam | $9 to $16 per sq ft (HomeGuide) | 2,235 x $9 and 2,235 x $16 | About $20,100 to $35,800 |
| Metal shingles | $6 to $14 per sq ft (HomeGuide) | 2,235 x $6 and 2,235 x $14 | About $13,400 to $31,300 |
| Asphalt shingles | $3 to $6 per sq ft (HomeGuide) | HomeGuide’s own figure for this house | About $6,700 to $13,400 |
| Tear-off on a metal job, if listed separately | $1 to $3 per sq ft (HomeGuide) | 2,235 x $1 and 2,235 x $3 | About $2,200 to $6,700 |
How to read it: the spread inside each row is wider than the gap between rows. A steep roof with dormers and two chimneys lands near the top of its row. A simple ranch gable lands nearer the bottom.
Cost guides differ on whether removal is already inside the headline number. That is why the tear-off line is shown on its own, and why your written estimate should list it separately too.

Measure your roof
How big is your roof?
Most homeowners do not know their roof area, and that is fine. When the roof size tool below is available, it estimates your roof area from your address; we confirm every measurement on site.
The tool reads satellite roof data through Google’s mapping services, so trees, dormers and overhangs can throw it off. Treat its number as a starting point for the math above, not a final measurement.

Taxes and permits
Do you pay sales tax on a new roof in New Jersey?
Not on a full roof replacement, once you give the contractor a completed Form ST-8. New Jersey treats a new roof as an exempt capital improvement; repairs stay taxable.
The Division of Taxation’s bulletin S&U-3 explains the rule. With the Certificate of Exempt Capital Improvement in hand, the contractor does not charge sales tax on the job, although it pays tax on the materials it buys. Replacing part of a leaky roof counts as a repair, and the state rate is 6.625 percent.
Is there a federal tax credit for a metal roof in 2026?
No. The IRS says the Energy Efficient Home Improvement Credit (25C) is not allowed for property placed in service after December 31, 2025, under Public Law 119-21 (IRS FAQ). Metal and asphalt roofs had already stopped qualifying, according to an IRS correction to the 2023 Form 1040 instructions. Be wary of any roofing ad that still promises one. This is not tax advice.
Does a permit add to the cost?
Usually not for a house. No permit fee applies to a detached one- or two-family home: N.J.A.C. 5:23-2.7 treats re-covering its roof as ordinary maintenance. Attached homes generally need one, and historic districts can add their own review. Our guide to roof permits in New Jersey has the details.

Your contract
What should a written metal roof price include?
Everything that changes the total: the system, gauge and finish, tear-off, flashing, accessories, schedule and warranty. New Jersey law requires the contract in writing for any job over $500.
Under N.J.S.A. 56:8-151, a home improvement contract over $500 must be written, signed and state the total price (P.L.2023, c.237). The state’s home improvement practices rules add start and finish dates, the main materials and any warranty (N.J.A.C. 13:45A-16.2). You can cancel for any reason until midnight of the third business day after you receive your copy.

Value
Is a metal roof worth the higher price?
It can be, if you plan to stay. InterNACHI estimates 40 to 80 years for metal roofing versus about 30 for architectural asphalt shingles, with regular maintenance (InterNACHI chart).
If you might sell within a few years, shingles often make more sense on cost alone. Our metal roof vs shingles page runs a 30-year view, and our asphalt shingle roofing page explains what we install when shingles are the better fit.

Questions
Metal roof cost: common questions
How much does a metal roof cost in New Jersey?
National guides put standing seam at about $9 to $16 per square foot installed (HomeGuide, 2026) and metal shingles at about $6 to $14. These are national ranges, not New Jersey prices; your exact price comes from a free measurement.
Why do metal roof quotes vary so much?
Quotes differ in gauge, paint finish, seam type, tear-off, flashing and accessories. Compare them line by line, and make sure each one is a written price with a total.
Do I pay sales tax on a new metal roof in NJ?
Not on a full replacement when you give the contractor a completed Form ST-8, according to the NJ Division of Taxation. Repairs are taxable.
Can I get a federal tax credit for a metal roof in 2026?
No. The IRS says the 25C home improvement credit does not apply to property placed in service after December 31, 2025, and metal and asphalt roofs had already stopped qualifying before that.
Is tearing off the old roof included in the price?
It should be listed on its own line. HomeGuide puts tear-off for metal roof jobs at $1 to $3 per square foot nationally. New Jersey requires a tear-off when the roof already has two or more layers.
Will a permit add to the cost?
Not on a detached one- or two-family house, where replacing the roof covering is ordinary maintenance. Attached homes generally need a construction permit, and historic districts may require approval.
Is a metal roof cheaper if it goes over the old shingles?
It can save the tear-off, but New Jersey allows it only over one sound layer on a sound deck. Our page on metal roofs over shingles explains when it works.
