How long does a metal roof last on a New Jersey house? InterNACHI, the national home inspectors’ association, estimates 40 to 80 years for metal roofing with regular maintenance, against roughly 20 to 30 years for asphalt shingles. Where a given roof lands in that range depends on the panel system, the paint finish, the fasteners, salt air, the attic below it and the ice at its eaves.
Each number below names its source, and none of it is a promise about a particular roof.
How long does a metal roof last compared with asphalt shingles?
A metal roof usually outlasts asphalt by decades. InterNACHI’s life-expectancy chart lists about 20 years for 3-tab shingles, about 30 years for architectural shingles and 40 to 80 years for metal roofing. HomeGuide’s 2026 roof replacement guide is more cautious about asphalt, at 15 to 20 years for 3-tab and 20 to 30 for architectural.
| Roof or component | Typical life or coverage | Source |
|---|---|---|
| 3-tab asphalt shingles | About 20 years (15 to 20 per HomeGuide) | InterNACHI; HomeGuide |
| Architectural asphalt shingles | About 30 years (20 to 30 per HomeGuide) | InterNACHI; HomeGuide |
| Metal roofing | 40 to 80 years | InterNACHI |
| PVDF paint on metal panels | Film warranties of 20 to 40 years; chalk and fade 10 to 30 years, by color | Sheffield Metals |
These ranges assume regular maintenance, and a warranty term is not a life span.
Which metal roof systems last the longest?
The metal lasts a long time in every residential system; the fastening is what usually needs attention first.
Standing seam
Standing seam panels join at raised seams and are held by clips hidden under each seam, so no screw passes through the face of the roof. The panels can also run from eave to ridge in one piece, which avoids end laps along the run.
Seam type still matters. Sheffield Metals warns that snap-lock seams are more likely to work loose when built-up snow and ice move with temperature swings, and it suggests mechanically seamed panels for snowy regions. That advice carries the most weight in the northern counties, where the state climatologist’s overview puts average snowfall at 40 to 50 inches a year.
Exposed-fastener panels
These panels are screwed straight through the face into the deck or framing. Sheffield Metals explains that the rubber gaskets under the screw heads break down from UV exposure faster than the metal does, and that screws can back out as panels expand and contract. It recommends a fastener check at least once a year. Over a long life, plan on replacing screws rather than panels.
Metal shingles
Metal shingles give the look of asphalt, shake or slate in smaller pieces. One stone-coated steel product, DECRA’s Shingle XD, carries a UL 2218 Class 4 impact rating, which is a lab drop test rather than a promise against hail. Our metal shingle page compares the profiles.

How long does the paint finish on a metal roof last?
The paint usually ages well before the steel under it, and the resin in the paint sets how long the color holds.
Most residential panels use one of two resins. Panel maker MBCI describes PVDF (polyvinylidene fluoride, often based on Kynar 500 resin) as its premium finish and SMP (silicone-modified polyester) as its economy finish. Sheffield Metals reports that PVDF warranties typically cover film adhesion for 20 to 40 years but chalk and fade for only 10 to 30, depending on color. A headline 40-year SMP warranty, it adds, usually covers film adhesion alone.
So read the chalk and fade terms, not only the big number. MBCI, for example, states 30 years of colorfastness coverage and 40 years of film integrity coverage on both of its finishes, and says coastal terms may differ. Our warranty page explains how a maker’s finish warranty differs from our written workmanship warranty.
What shortens a metal roof’s life in New Jersey?
Salt air, copper runoff, a warm attic and ice at the eaves take the most years off a metal roof here, along with worn screws on exposed-fastener systems. Each is easier to prevent during installation than to fix later.
Salt air near the shore and the bays
Salt spray attacks coated steel faster than inland air, and panel makers write that into their warranties. Metal Sales’ Galvalume panel warranty covers 45 years against perforation from ordinary atmospheric corrosion, yet it does not apply closer than 1,500 feet to salt water or salt spray. Sheffield Metals reports that Galvalume warranties commonly stop short of homes within 1,500 feet of breaking surf, 800 feet of a large bay or 400 feet of salt marsh.
Homes near the ocean, Barnegat Bay or Raritan Bay should get the coastal terms for the exact panel and finish in writing before signing. MBCI, for one, says it offers a finish made for marine air. Our guide to metal roofs at the Jersey Shore covers those choices.
Copper and other materials touching the panels
The same Metal Sales warranty excludes areas that receive runoff from copper or lead flashing, areas in contact with copper, and damage from green or wet lumber. If you want copper half-round gutters or a copper accent, the layout has to keep copper water off Galvalume panels.
Heat and moisture rising from the attic
Ice dams start inside the house. University of Minnesota Extension explains that heat leaking into the attic melts snow on the upper roof, the water refreezes at the cold eave, and the ice ridge then backs water up under the roofing. The U.S. Department of Energy’s Building America Solution Center ranks the fixes: air-seal the ceiling, insulate the attic, then ventilate from soffit to ridge.
Ventilation helps keep the roof deck cold in winter, but Building Science Corporation calls it a supplement to good insulation, not a substitute. The model residential code asks for net free vent area of at least 1/150 of the attic area, or 1/300 when vents are balanced high and low.
Ice and snow at the eaves
New Jersey’s construction code requires an ice barrier membrane at the eaves only in Sussex County, according to DCA Bulletin 07-3. We install one as standard practice on our metal roofs in every county we serve. Sliding snow can also tear gutters loose, so a University of Illinois building guide advises hanging them low enough that a straightedge laid on the roof clears the outer edge. Our ice dam guide goes further.
What maintenance keeps a metal roof going?
A metal roof needs little upkeep, but not none. A short routine each spring and fall catches most problems early.
- Look the roof over from the ground in spring and fall, and after nor’easters. The Rutgers-based state climatologist notes those coastal storms are most frequent from October to April.
- Clear leaves and branches from valleys, behind chimneys and out of the gutters so wet debris does not sit on the metal.
- On exposed-fastener roofs, have loose, rusty or backed-out screws replaced.
- Check the rubber boots and flashing at pipes, vents and skylights. HomeGuide’s roof repair guide prices flashing and vent boot fixes as their own line items.
- Keep copper, treated lumber and wet wood off the panels.
- Leave walking and repairs to a roofer. Painted metal is slippery, and a misplaced step can dent a panel.
Is a longer-lasting roof worth the higher price?
For owners who plan to stay, it often is, but run your own numbers. HomeGuide’s 2026 national guides put standing seam at $9 to $16 per square foot installed and asphalt shingles at $3 to $6. A roof that lasts roughly twice as long can come out ahead per year of service, but only if you keep the house long enough to use those years.
These are national figures, not New Jersey quotes, and your exact price comes from a free measurement. Our metal roof cost guide explains what moves the price, and our metal roof vs shingles page compares the two side by side.
Two money notes. A full new roof counts as an exempt capital improvement for New Jersey sales tax when you give the contractor Form ST-8, according to the Division of Taxation. And no federal energy credit applies: the IRS says metal and asphalt roofs stopped qualifying, and the credit itself ended for anything placed in service after 2025.
Can a metal roof go over old shingles and still last?
Sometimes, over one sound layer at most. New Jersey’s Rehabilitation Subcode requires a full tear-off when the roof already has two or more layers, is wood shake, slate or tile, or is too deteriorated to serve as a base. The panel maker’s instructions must also allow a roof-over. Our page on metal roofs over shingles walks through the trade-offs.
So how long does a metal roof last on your house? Start with InterNACHI’s 40 to 80 years. Mechanical seams in snow country, a PVDF finish, a coastal-rated panel near salt water and a sealed attic push toward the top; skipped maintenance pulls the other way.

Metal roof lifespan questions
Does a metal roof last longer than shingles in New Jersey?
Usually by decades. InterNACHI estimates 40 to 80 years for metal roofing and about 20 to 30 for asphalt shingles, with regular maintenance.
Will salt air shorten the life of a metal roof at the shore?
It can. Some Galvalume panel warranties exclude homes near salt water; Metal Sales uses 1,500 feet. Near the ocean or a bay, choose a panel and finish whose written warranty covers your exact location.
How often should a metal roof be checked?
Look it over from the ground each spring and fall and after big storms. Exposed-fastener roofs also need a fastener check at least once a year, per Sheffield Metals.
Does the paint on a metal roof fade?
Slowly, and the resin matters. Sheffield Metals reports PVDF chalk and fade warranties of 10 to 30 years depending on color, and says SMP finishes usually carry shorter chalk and fade coverage. Ask for the written terms for the color you choose.
Does a new metal roof qualify for a federal tax credit in 2026?
No. The IRS says metal and asphalt roofs no longer qualified for the Energy Efficient Home Improvement Credit, and that credit is not allowed for any property placed in service after December 31, 2025.
